Job Summary

The Building Maintenance Manager will be responsible for supervising a staff up to 5 employees. He/She will take over day to day operations of the department including all budget and capital related tasks. Must be willing to work with contractors and vendors to negotiate the best possible outcome on pricing and schedules. He/ She will also work to review all existing contracts and work to ensure the property is getting the best pricing and services.

Job Responsibilities

  • Maintain complete knowledge at all Resort features/services, hours of operation, daily house-count and expected arrivals/departures to ensure work orders are scheduled around critical times

  • Conduct monthly department meeting, ensuring meetings are informative, upbeat and fun

  • Lead all daily line-ups to ensure the Vail Resorts philosophy

  • Attend necessary meetings and functions to show support and provide input towards the success of the property and HOA.

  • Ensures compliance with company policy on vehicle operation

  • Attend to any work orders, guest requests, housekeeping requests, front desk requests and room calls

  • Monthly owner billings and processing

  • Timely processing of PO’s and in charge of all budget related tasks of the position

  • Work with outside contractors to provide necessary improvements or maintenance as directed

  • Provide written reports as needed and requested including details on utility usage

  • Other duties as assigned and determined by GM of property or HOA Board of Directors.

  • Schedule and oversee monthly, daily and bi-annual PM's of all units and building mechanical features.

  • Conduct on going PM's of all building mechanical features

  • Stress at all times a safe work environment

Job Requirements

  • College degree, technical school or equivalent related experience

  • Requires a minimum of 5 years of experience and 3 years of Management experience in a similar position in a large hotel

  • 2-3 years of supervisory experience

  • Valid Colorado driver’s license and at least one certification required licenses (electrical, mechanical or plumbing) or certifications in a related field of work

  • Proficient computer skills required

  • Ability to read, write and speak English

  • Basic plumbing skills, knowledge of electrical and mechanical systems

  • Willing to work with changing shift schedules

  • Able to work in all environments (indoor/outdoor) and weather conditions

  • Ability to carry ladder up and down stairs with required tools (may exceed 20 lbs.). May require lifting arms above head and shoulders to work in ceiling (i.e. small leaks, electrical shorts, replace motors)

The budgeted range starts at $55,600-$81,150 + annual bonus. Actual pay will be adjusted based on experience.
